Understand this route
A residential tenancy must be in writing and registered with the Revenue Agency; an unregistered contract is void, and that works against the landlord, not you. Law 431/1998 gives two main forms: 4+4 (free market) and 3+2 (agreed rent, lower rent and tax relief). The deposit is capped at three months' rent.
What to check
- The contract is in writing and registered with the Revenue Agency. Ask for proof of registration.
- Contract type: 4+4 or 3+2 agreed rent.
- The deposit: no more than three months' rent.
- Whether the landlord consents to registering your residence at the address.
Caveat
Two different dates. At EU level temporary protection runs to 4 March 2028 (Council Decision (EU) 2026/1912). Italian instruments, as at 26 September 2026, are still tied to 4 March 2027, and we found no Italian implementing act for 2028. Check your questura and the Ministry of the Interior before acting.
